We work closely with clients to:
• Understand financial goals
• design selections
• Create a Budget (BOQ)
• Offer ongoing support throughout the life of the project.
1.1 Understand financial goals
Building your dream home or running any construction project will definitely require a considerable sum of money. Creating a new home for yourself is all about setting goals and taking the steps to achieve those goals. The first thing is to begin saving money in order to be able to meet construction costs and realize your dream house. Take the first step which is to save money.
1.2 Design selections
Hire an architect to design your dream home, from floor plans to exterior finish. Explain your vision for the ideal home you would love to have. Include all items on your wish list. Then allow the architect to help you refine your vision into an actionable blueprint. Ofcourse doing all these costs money, but it certainly makes the process of building your dream home smoother.
1.3 Create a Budget (BOQ)
Creating a budget or Bill of Quantities is the most crucial part done by your Quantity Surveyor (QS). When making your budget, of course, you’ll begin with what you can afford, and how the cost of your house fits in with your overall plans for the future. The QS will use the working drawing from your architect to generate the BOQ giving you the specific construction phases, and estimates for the construction work to be done.
This will provide you a fairly accurate picture of how much your home is going to cost. It’s however important to factor in all of the necessary construction materials and labor, the utility charges and permits, and the fees for designers, landscapers, and other professionals and a contingency sum of 10% to cover any unexpected costs that often arise when building a home. If you don’t use it, then great! But the last thing you want to do is to be forced to halt construction on your dream home due to unforeseen costs.
1.4 Building Your Dream Home
Now is the time to get your construction underway. Your builder will supervise the project of the home and will handle cost breakdown and deal with any subcontracting issues that may arise. At this stage, you might be tempted to make changes to a few key details. Resist the impulse as best you can, unless it is very necessary. Making changes mid-project can be costly, time-consuming, and nerve-racking.
